Understand The Benefits To Make The Sale.
When it’s time to replace a roof, it’s only good news to us: roofing professionals. To homeowners and commercial building owners, it’s a dreaded hassle and an unwelcomed expense. It is, however, unavoidable. That roof is protecting what is likely their biggest investment. We need to guide them on what’s right and what’s not when it comes to reroofing.
One of the most common questions you’ll hear is if the new roof can simply be installed over the old roof. Of course, they’re hoping to save tear-off costs—both labor and hauling off the old roofing materials to the landfill. While this sounds like a solid idea, putting new shingles over old roofing materials, especially shingles, has many drawbacks. The Metal Construction Association (MCA) lists these:
- The added weight of the double layer of roofing may exceed the structural design of the deck and/or roof framing.
- Typical asphaltic shingles are designed to be installed over a flat deck, not a rough, uneven surface such as old shingles.
- Not exposing the underlying roof deck prohibits it from being inspected from outside to identify potential leaks.
- The new roof warranty is reduced or voided.
- Old roofing may be required to be removed prior to applying new roofing by local building regulations.
The MCA goes on to state that “installation of a new metal retrofit roof system over an old roof is an entirely different scenario. Such systems were specifically created for this purpose and take many of these factors into account in their design.”
That’s good news, especially since more and more homeowners and commercial building owners are becoming aware of the tremendous advantages metal roofing offers. Long service life, resilience, extended warranties, and energy savings are all reasons these property owners may be open to considering metal when replacing their existing, worn-out roofs. Because of this, you should be up to date on the topic, able to answer their many questions and properly do the job when the time comes.
While you may already be in the know, it never hurts to brush up on the information or learn something new. It can help you in your work, and possibly be the key to selling a metal roofing retrofit to a potential customer. Fortunately, the MCA has published a white paper on this very subject. It’s free to download. Just click here.
You can use this information to educate prospects on the advantages of retrofit metal roofing systems when applied over existing built-up roofs. The paper discusses the advantages of metal retrofit systems, offers inspection tips, and covers various installation methods. This quick read is a good refresher for roofing pros, and a solid educational sales tool for your marketing efforts.
As you probably know, metal roofing retrofit systems can be deployed over most roofs, often without having to remove the existing materials. This is an especially attractive cost savings to your customer. Plus, metal roofs are unmatched in providing an attractive, long-lasting solution to the building owner.
